Southwest Lexington biohazard cleanup, from Southland Drive to Beaumont

Southwest Lexington runs from the Red Mile and the ranch-house streets off Southland Drive out past Man o' War Boulevard to Beaumont, Palomar and the farmland along South Elkhorn Creek. Within a few miles you pass 1950s brick ranches, big apartment complexes on Versailles Road and Alexandria Drive, and winding 1990s subdivisions. That spread is why no two cleanup calls here look alike. Nobody on our end owns a truck or sends technicians. Call the line, and we match you with an independent crew that serves your part of the district.

Who to call, briefly

Start with 911 so the Lexington Police Department and the Fayette County Coroner's Office can respond and release the home. Then call our line: we match you with an independent biohazard, hoarding or trauma cleanup company that serves 40503, 40504, 40513 and 40514, covering Picadome and Southland, Cardinal Valley and Gardenside, Beaumont, Palomar and Wyndham Hills.

2What Southwest Lexington calls us about

Clearing a hoarded home

Decades in the same ranch house off Southland Drive or in Picadome can mean rooms, carports and sheds filled floor to ceiling. These jobs often start after a parent moves into assisted living or dies, with the family living elsewhere. Technicians work room by room, set aside papers and keepsakes, treat pests and odor, and haul the rest, often across more than one visit, with a roll-off in the driveway.

Unattended death cleanup

In big complexes along Versailles Road and Alexandria Drive, and on quiet streets in Firebrook or Copperfield, a tenant or retiree on their own might not be checked on for a while. After the Fayette County Coroner's Office gives the go-ahead, the job covers flooring, subfloor, furniture and air handling. In an apartment, the units next door and below get checked for seepage or odor too.

Sewage in the basement

Lexington's sewer system has been under a federal consent decree over overflows since 2011, and the city warns that grease poured down drains clogs pipes and pushes sewage back into homes. In Wyndham Hills, Beaumont or Pine Meadows, a backup into a lower level ruins carpet, drywall and stored boxes. Water gets pumped out, soaked material removed, and salvageable items cleaned, dried and documented for your adjuster.

3Ranches, apartments and newer subdivisions

Inside New Circle, the 40503 and 40504 ZIPs grew up in the 1950s through the '70s. Picadome, Southland, Wellington, Gardenside, Cardinal Valley and Pine Meadows are block after block of brick ranches and split-levels with carports, crawl spaces and small basements. Houses held by one family for decades can fill with stored belongings, which turns an estate cleanout into a bigger job. Removal tends to involve garages, sheds and back bedrooms more than attics.

Renting dominates the west side. In 40504 only about one home in three is owner-occupied, and roughly a third of all units are in larger complexes of ten-plus apartments along Versailles Road, Alexandria Drive and Harrodsburg Road near the old Turfland site. Apartment jobs bring property managers, lease questions and neighbors on shared walls. Encompass Health Cardinal Hill on Versailles Road, Baptist Health Lexington on Nicholasville Road and CommonSpirit Saint Joseph Hospital off Harrodsburg Road are all close by, and families caring for someone just home from one of them sometimes call about blood or bodily fluids in a bedroom or bath.

Past Man o' War the housing turns newer. Beaumont, Palomar Hills, Firebrook, Wyndham Hills and Copperfield were built mostly from the late 1980s on, nearly three in four homes are owner-occupied, and practically nothing predates 1950. Paul Laurence Dunbar High School anchors the Beaumont side, and Waveland State Historic Site sits among the Wyndham-area streets. The South Elkhorn watershed drains this corner of the county toward the Jessamine and Woodford lines, so contaminated water and spills should never be hosed into storm drains, ditches or backyard swales.

4Lexington Police, the coroner, then cleanup

Dial 911. Every address in these ZIPs, from Gardenside to the Jessamine County line, falls to the Lexington Police Department, because the city and county share one government. Any sudden, unattended or violent death brings in the Fayette County Coroner's Office, and state law bars anyone from moving the body or items from it until the coroner directs. Keep the home closed until both agencies say you may go back in. Tenants in a Versailles Road or Alexandria Drive complex should call the property manager, who often chooses the vendor and handles the owner's insurance. Homeowners in Beaumont, Palomar or Wyndham Hills should check any deed or association rules before a roll-off container lands on the street. Then call us with the address and what happened.

Before a southwest-side cleanup starts

  1. Jot down the Lexington Police report number and which Fayette coroner's investigator came out to the house.
  2. In a Gardenside or Cardinal Valley rental, ask the manager in writing who is ordering and paying for the cleanup.
  3. Check whether your Beaumont, Palomar or Wyndham Hills street has association rules on dumpsters before a hoarding cleanout begins.
  4. In older Southland and Picadome ranches, box up photos, papers and keepsakes so the crew leaves them alone.
  5. For a rural place near South Elkhorn Creek, tell the crew about the driveway, gates and where a truck can park.

5Southland, Beaumont and Wyndham Hills questions

Who responds to a death in a Beaumont or Palomar home, police or the sheriff?

The Lexington Police Department. Lexington and Fayette County merged in 1974, so city police cover Beaumont, Palomar and even the rural roads out toward South Elkhorn Creek; the sheriff's office handles courts, taxes and papers, not neighborhood calls. The Fayette County Coroner's Office comes for any death that is sudden or unexplained. Cleanup starts only after both have released the home.

My mother's house off Southland Drive is badly cluttered. Can you help before we list it?

Yes. Call us with the address and a rough sense of how full the rooms, garage and shed are. We connect you with an independent crew that does hoarding cleanouts around 40503; they usually walk through first and explain what goes, what gets saved for you, and how long it may take. A real estate agent or attorney can answer disclosure questions.

Does homeowners insurance cover a sewage backup in my Wyndham Hills basement?

Sometimes. It depends on the wording of your policy, so ask specifically about sewer backup, and note that Kentucky's insurance department says homeowner policies do not cover flood. Phone your adjuster before tearing anything out, and photograph the high-water mark on the walls plus every ruined box. Ask the crew you hire in Wyndham Hills to document each step with photos for your adjuster.
